Acceptance and eligibility
By accessing or using DeedScraper, you agree to these Terms and our Privacy Policy. You must be at least 18 and able to enter a binding contract. If you use DeedScraper for an organization, you represent that you can bind it to these Terms.
The service
DeedScraper provides property intelligence, public records, opportunity signals, lists, available contact data, comparative market reports, recorded title searches and conversational tools. Coverage and available fields vary by market, source, property and date.
Accounts and professional access
You must provide accurate information, protect access codes and links, and notify us of unauthorized use. We may require a verified phone number, code, professional purpose and additional agreement before allowing access to owner or contact information.
Professional Data Use Agreement
By accessing owner or contact information, you certify that you will use the data only for lawful real-estate, investment, property-management, contracting or related business purposes.
- You will not use the data for stalking, harassment, threats, fraud, identity theft, discrimination or another unlawful purpose.
- You are responsible for laws governing calls, texts, emails, solicitation, marketing, consent and do-not-call requirements.
- You will not resell, republish, scrape, systematically copy or create a competing database except where expressly authorized.
- You will not circumvent account limits, access controls, fees, rate limits or privacy controls.
- DeedScraper may log searches and data access and suspend accounts suspected of misuse.
Prohibited FCRA uses
DeedScraper is not a consumer reporting agency, and its data is not a consumer report. You may not use DeedScraper to determine eligibility for credit, lending, employment, housing or tenant screening, insurance, or another purpose regulated by the Fair Credit Reporting Act.
Property data, values and comparative reports
Public records, listing data, estimates and contact information may be incomplete, delayed or inaccurate and should be independently verified before you act.
A Comparative Market Report may include verified sale prices in markets where they are available. In nondisclosure markets, including Texas, it may instead include original or last list price, days on market, list price per square foot, listing status, transfer dates and a modeled value range. A list price is not presented as a sale price.
A Nearby market value range is a modeled estimate and remains distinct from appraised, assessed, taxable, sale, list or provider-predicted values.
Recorded title searches
A DeedScraper recorded title search summarizes public instruments located through its effective date, such as current title holder, ownership chain, mortgages, liens, judgments, easements, restrictions and releases. It is not title insurance, a title commitment, a legal opinion, a guarantee of marketable title or a substitute for a professional title examination or insured closing.
Contact information and skip tracing
Results may come from saved records and third-party providers and may be stale, incomplete or associated with another person. You must verify identity and have a lawful basis and any required consent before contacting someone. DeedScraper reuses valid saved results before making another paid lookup.
User-provided lists and data
You represent that you have the right to upload and use the data you provide. You authorize DeedScraper to match it to properties, verify identities, detect conflicts and use valid evidence to correct or enrich DeedScraper records. Voter records may confirm or correct an identity already anchored by another source; they may not be used to create a voter-derived audience, skip trace the voter roll or market to those voters.
Orders and payments
Prices, minimums, quantities and charges are shown before you confirm an order and may change for future orders. You authorize the selected payment method. Digital results begin processing after purchase, and availability depends on the applicable sources and filters.
Messaging
When you request messages, you consent to recurring DeedScraper SMS and email concerning setup, verification, service, properties, lists, cart activity and DeedScraper marketing. Frequency varies. Consent is not a condition of purchase. Message and data rates may apply. Reply STOP to opt out or HELP for help. Carriers are not liable for delayed or undelivered messages.
Conduct, suspension and intellectual property
You may not interfere with the service, introduce harmful code, attempt unauthorized access, systematically copy the service or use unapproved bots or automation. We may limit or suspend access to protect users, sources, providers, systems or legal compliance. DeedScraper and its interfaces, marks, software and original content are protected by applicable law.
Disclaimers and liability
DeedScraper is provided “as is” and “as available” to the fullest extent permitted by law. We do not guarantee coverage, accuracy, uninterrupted availability or that a result identifies every relevant person, instrument or event. To the fullest extent permitted by law, DeedScraper is not liable for indirect, special, incidental, consequential or punitive damages arising from use of the service.
Changes and contact
